Are There Ever an Exchange of TR1s in Conveyancing?
In property transactions, the TR1 form is a crucial document that legally transfers ownership from the seller to the buyer. However, many people wonder whether there is ever an exchange of TR1 forms in conveyancing, similar to the exchange of contracts.

What Is a TR1 Form?
A TR1 form (Transfer of Whole of Registered Title) is the legal document used to transfer ownership of a property. It is completed by the seller and signed by both parties before being sent to the Land Registry to update the official property records.
Is a TR1 Form Exchanged Like Contracts?
No, TR1 forms are not exchanged in the same way that contracts are. In a standard conveyancing transaction:
- Contracts are exchanged to make the sale legally binding.
- The TR1 form is only signed after exchange and is completed on the day of completion.
- Once the transaction completes, the TR1 form is sent to the Land Registry to officially transfer ownership.
Why Isn’t the TR1 Exchanged?
The exchange of contracts is the key moment that legally commits both parties to the sale or purchase. However, the TR1 is purely a transfer document—it does not bind either party until completion has taken place.
Because of this, the TR1 form is usually:
- Signed in advance of completion and held by the seller’s solicitor.
- Dated and executed on the day of completion.
- Submitted to the Land Registry after funds are transferred and completion is confirmed.
Can There Be Exceptions?
In some complex transactions—such as corporate property sales or certain leasehold agreements—there may be additional steps regarding the TR1. However, in most residential transactions, the TR1 follows the standard process outlined above.
